Hello, I am currently studying MA Building Surveying at Nottingham Trent University. I have a final year dissertation to complete and need to collect data for this.
My dissertation is on the motivations and attitudes of residential landlords towards energy efficient investment. Im finding it difficult to contact residential landlords but i have created a web based questionnaire using auto form. this is the link to the questionnaire. it only takes a few minutes. All the questions are selection only so no typeing necessary. Hi Scott,
Have you factored into your dissertation the difference between leasehold and freehold property ?
With leasehold property the leaseholder/ landlord doesn't own the building and has no responsibility for it. So installations of loft, floor & cavity wall insulation cannot be carried out by the landlord within the terms of their lease. In addition, many leasehold properties have inefficient electrical heating systems which cannot be changed.
Usually the only 'major' insulation improvements that leaseholders can make is double glazing & draught proofing.
This means that with leasehold property the EPC certificate is a virtually useless document.
The only time I would spend any money on insulation/ energy saving equipment is if it added value to the resale of my investment.

Comments assume you're in England/Wales, pay under £2083 monthly rent and that your last AST was dated after 6/4/2007. Probably the best landlord in the world - well if its good enough for Carlsberg.
