So now it's time to complete the formalities of the deposit protection.
 
The prescribed information 'PI' that must be supplied within 14 days of receipt of deposit consists of four pages of information to be accompanied by 6 pages of terms and conditions.
 
I guess that for those that may fail to 'supply' you may as well keep the deposit if you have failed with that also, as under the legislation you can be had for the penalty anyway.
 
The four pages are generally a repeat of information required for an AST. Then more signatures.
 
My process has called for signatures to;
1. permit the credit check, and confirm application detail to be correct,
2. accept the terms of the AST,
3. provide authorisation for the automated bank payment,
4. now to confirm I have supplied 'PI' to avoid being screwed later.
 
That ignores the guarantor involvement and any requirement for RGI.
 
In some fashion I must now ensure that a tenant signs this document to fend off plausible attacks of the future.
 
To put the responsibility of this additional administration on the LL is pathetic. Why there is this amazing consideration to protect people who would clearly be just damned lazy if they fail to do their own research is well beyond me.
 
The deposit and related info is on the DPS data base. Supplying the DPS contact information and deposit reference number should be enough. A 'T' with half a brain can then decide to use phone, post or internet to do as they wish, where they be too lazy =tuff. 
 
Just wanted more of a whinge about this deposit protection whose motives are far worse than questionable.
 
Guaranteed the T will call to say "what does all this mean" rather than read any of it. After all they don't read the 4 page contract, until much, much later when they disagree with the reminded responsibilities. Whinge, whinge, belly ache, growl.......
