Hi
We are new to this Forum and to property rentals so please forgive us if we are covering old ground.
We aim to totally renovate a dilapidated house over the next 6 months - it will be unoccupied but secure.
We have had what looks to be a very competitive insurance quote from Property Quote Direct although it is pretty basic. Are they any good?
What happens when we have just fitted eg new kitchen/boiler/bathroom and someone gets in and damages or steals them? The policy we have been quoted excludes such claims - should we look elesewhere?
Any advice will be appreciated.

I have no experience of the firm you name but hopefully you are aware that you cannot offset the cost of your renovation/ refurbishment against income tax ?

Comments assume you're in England/Wales, pay under £2083 monthly rent and that your last AST was dated after 6/4/2007. Probably the best landlord in the world - well if its good enough for Carlsberg.

you won't be covered and that could cost you pretty penny
The policy we have been quoted excludes such claims - should we look elesewhere?
I would otherwise whats the point of insuring if your not covered.
don't forget if you want to change your policy further down the line to include these things the company your with will probably charge you a cancellation fee,so will cost more in the long run.
why not get a policy now at the begining to cover all your needs

What you write about is called 'flea cover' or maybe flee cover, I don't know where the name derives.
It is usual that only basic risks are covered in an unoccupied property, and sometimes with an amazingly high premium.
A couple of days ago I learned that AXA are covering for 180 days empty period. There is also employers liability to £5m. Specifically designed with the investor who can experience long voids (like me). I don't know if the cover would be applicable for your situation.
The problem is that I waited 6 minutes listening to crappy music before an operative was available. When I pointed this out his response was that if I didn't like to wait I could go to the internet instead. This sounded like a f.o. response to me.
I then had concerns about the response if I were in need to make a claim. This response here took 8 minutes. From experience a claim can result in many calls and internet service won't be available for this. Spending my life on the phone listening to Green Sleeves when there are other priorities outstanding can be very frustrating.
Maybe Ashburnam has interest in this as I also have several properties in need of renewal.
